A bad foundation will be recognizable by damage that will appear around your home such as cracks, tilted or bowed walls, creaky floors, or doors become hard to close. Sometimes the foundation its was bad to begin with. This may be because the soil was improperly compacted during construction; however, it is not uncommon for a foundation to just give out over time. As the foundation of a structure is exposed to moisture and the elements over time, then the foundation may be unstable and foundation damage will become visible. Vertical cracks on outer walls will indicate that the foundation is beginning to settle. A noticeable tilt in your home will become visible as one side of your structure will be lower than the other. Sinking may also be spotted as floors in your home begin to sag in the middle of your home, all of which will indicate a bad foundation. Although the tilt may not seem great, a half inch will continue grow into a bigger problem. If this small tilt in the foundation is not taken care of, then it could lead to a severe tilt. Any foundation that sinks past an inch and a half will be a danger and cost a lot more to fix. To repair the foundation of your property and ensure the safety of the building and that the property does not lose value, underpinning or micropiles will need to be installed to stabilize the foundation.

What happens when a foundation fails?
As a foundation is constantly exposed to water and/or pressure from the surrounding soil, the foundation will begin to fail. A failing foundation will not be good in any regards. Cracks will be seen on the outer walls and foundation support beams/walls beneath your home. The cracks will eventually worsen and be unable to hold together creating gaps as the walls begin to crumble. These gaps or bowed walls can allow moisture and insects to enter your home. It will also provide an escape in the insulation for heating and cooling of the home. Therefore, heating or cooling your home may cost more as the units will have to work harder to accomplish their task. As water enters into the basement or crawl space of your home, it will begin to form puddles that will become a breeding ground for bacteria. This bacteria will eventually form mold and mildew causing a musty aroma to permeate around your home. Moisture may also begging to corrode certain aspects of your home that may exist in your basement or crawl space. This could be basement carpets, HVAC systems, heating and cooling units, wood supports, etc. Moisture will also cause an uncomfortable feeling as the humidity within the house rises. High humidity may cause electrical shorts throughout your home. Insects who are able to penetrate the walls of the foundation may eat away at supports and further create an unhealthy living area.
As a foundation fails, concrete slabs also begin to shift out of place. Concrete on patios, porches, and driveways will shift out of position either be sinking, buckling, or cracking. Although cracks in concrete may seem to be more of a nuisance than anything, they can cause some major damage if not fixed. First of all cracked concrete may cause a tripping hazard as the ground becomes uneven. If someone were to fall, then they could be hurt and possibly suffer from major injuries. Uneven concrete could also create a dip in the ground allowing for water to puddle up and seep into the ground. Causing even more settlement of the concrete slabs. Soil erosion could also spread to the surrounding concrete slabs and cause them to not be level as well. If the un-leveled concrete slabs where to be next to the house, then they could cause cracks in the surrounding walls and foundation. Porches that form cracks are also in danger of harming those around it. As the cracks in a porch continue to increase, a porch could quite literally one day collapse and fall over. Failed foundations could cause pool decks to be uneven by creating gaps beneath the deck. This would allow water to enter beneath the porch and cause a number of water related issues. Failed foundations will begin to sink into the ground and cause the home to not be level. Large vertical cracks will form in the walls. This is just the beginning as the house slowly starts to crumble away. Pipes may burst as they are pulled away from each other with the shifting. This could lead to plumbing problems in the future. So, there are a number of things that could go wrong as the foundation begins to fail.
